Missoula Residents: Do You Need a Permit for That New Shed? Here’s the Rule
Remember the wind storm we had in early December of 2022? Probably not. It pales in comparison to the storm we had in July of this year as that storm caused so much more damage, but that winter storm in 2022 was strong enough to create a "Wizard of Oz" moment in my backyard and it led me to a question I've been wondering about. You might have the same question depending on how July's storm affected you.
The wind in December of 2022 lifted the shed in my yard off its base and we found it the next morning with all of our yard supplies spilling out underneath it, the shed balancing precariously on top. We were lucky it didn't completely lift off, and I imagine it probably would have in the July storm if it hadn't already been damaged in 2022.
It won't be until next summer that we'll have the time and resources to replace the shed but this whole time I've been wondering: am I going to have to get a permit to get a new shed?
It's not the first time a lifestyle choice of mine has led to the need for a permit. Not long ago I found out I needed a permit if wanted to have three dogs. So what about having a shed?
Here's What You Need to Know About Having a Shed in the City of Missoula
The good news is for most sheds you won't need a permit. But it does depend on the size.
The City of Missoula shares on its website the details of when a permit is required according to the municipal zone code, Title 20. They say if you're shed "is less than 120 square feet in the floor area or less than 12'-0" in height" you won't need a permit.
However, it will still be "subject to setback" meaning it matters where the shed is located on your property.
Here's What You Need to Know About Having a Shed in Missoula County
Missoula County also shared that "certain styles of small, non-habitable structures are exempt" in a clarification post on social media.
As they point out, where you live will dictate which requirements apply to you because the rules aren't exactly the same between the county and the city.
I did a quick search of greenhouses at Costco and sheds at Home Depot and it looks like there are quite a few options that meet the height and square footage exemptions noted by the city and county. So if you're like me and you're looking for a new shed, there's a good chance you won't need a permit. Just make sure you measure it to know for sure and don't forget about the "setback" rules. 😉
